
As expected, real estate sales to foreigners have decreased in recent years.
However, when the reciprocity law was passed in 2011, the real estate sector experienced a celebratory atmosphere, and targets were set such as selling 100,000 homes to foreigners every year. Yet, years have passed and this has not been the case. In the first half of 2025, there was again a decrease in real estate sales to foreigners compared to the previous year.

There is a lack of trust.
A loss of confidence among foreign investors has been developing for a long time. Sellers are not regulated, different pricing practices and high commission rates are common. After-sales service and standing behind what is sold are almost non-existent. While the government does not address this chaos, it also fails to implement incentive regulations. Domestic political turmoil and the climate of unrest are also major factors. Foreigners who have come to the country to buy property and live there, especially due to the immigration problem in recent years, are also being lumped into this category. In fact, there was never a very positive view of those coming from Gulf countries. However, this change has begun to have a more negative impact in recent years.
The solution lies in monitoring and proper communication.
Currently, foreign investors in particular have a fear that "If I buy a house in Türkiye, I'll be ripped off, I won't get the right price, or I'll end up buying a property that will be delivered late or not at all." They were already buying for living or vacationing, not for investment. However, due to the reasons mentioned earlier, this has also decreased.
